WHAT MUST I BRING WITH ME TO TOUR AN APARTMENT?: Everyone going on a tour must present a valid photo ID.
WHAT ARE YOUR APPLICATION AND ADMINISTRATION CHARGES?: Application Fee: $75.00 - Nonrefundable Administration Fee: $250.00 - Nonrefundable Deposit: $500 or one-month's rent, depending on credit screening.
WHAT ARE THE INCOME REQUIREMENTS?: We require proof of income equivalent to at least 2.5x the monthly rent.
WHAT IS ACCEPTABLE PROOF OF INCOME TO SIGN A LEASE?: You must provide either your 3 most current pay stubs, 3 most recent bank statements, or your current W2.
AM I REQUIRED TO HAVE RENTERS INSURANCE?: Yes. The personal liability must be at least $100,000, and the policy must have your unit number and list all adults on the lease. ZRS Management does not accept Lemonade Insurance.
DO YOU OFFER CORPORATE APARTMENTS?: No, we do not.
DO YOU ALLOW AIRBNB, SHORT-TERM RENTALS, OR SUBLEASING OF APARTMENT HOMES?: No, we do not permit the subleasing of apartment homes. Airbnb or similar short-term rentals are strictly prohibited.
IF SOMETHING NEEDS TO BE REPAIRED IN MY APARTMENT, HOW DO I REPORT IT?: Please submit a service request through the resident portal.
WHEN IS MY RENT PAYMENT DUE?: The 1st of the month, including holidays.
WHAT DAY OF THE MONTH AM I LIABLE FOR A LATE CHARGE?: Rent is due on the 1st of the month, and late fees begin on the 4th.
WILL YOU ACCEPT ELECTRONIC PAYMENTS FROM MY BANK?: Yes, you can add your banking information to the resident portal to pay rent.
DOES THE PROPERTY HAVE A FITNESS CENTER?: Yes, 24hr fitness center.
DOES THE PROPERTY HAVE A SWIMMING POOL?: Yes, two pools.
